The Bankruptcy appraisal is a limited appraisal report that is for "Court Purposes" in setting the market value of a residential real property in a bankruptcy proceeding. Through special arrangement with associated attorneys HGS Appraisal (The appraisal company that performs the appraisal services for Hans-Appraisal.com) has developed a way to satisfy the court requirements and the attorney/client requirements as quickly and easily as possible.
1) Return to the Home Page and select the Property Data Form tab.
2) Print the form and complete as much of the information as possible about your property to insure a quality analysis. Be sure to complete information to identify yourself as the Owner of the property or make notes to explain your relationship to the property. Also be sure to identify the name of your attorney or at least the office your attorney works for. You may add additional pages if necessary for clarification.
3) Fax the form to (866) 843-3893 there is no need for a cover sheet because it is transmitted to our appraiser’s desk-top for immediate review.
4) Go under the Products Tab and purchase a Bankruptcy Court Appraisal for $45.00 and also fax a copy of your receipt to (866) 843-3893. When we have received this proof of payment we will perform the appraisal.
There is no physical inspection involved in the appraisal process so it can be generated quickly (about 3 hours is typical turn-time). The report will be sent to your attorney directly via e-mail. You will need to contact your attorney to get a copy as State law does not allow us to distribute the report to individuals. The report is strictly limited to use by the court and would never be accepted by any bank. To be frank it is very unimpressive but it is quick easy and fills its purpose.
